As our guest, you’ll have full access to the entire property, except for a few areas reserved for house supplies. Plus, as part of the Big Bear resort, you can enjoy fantastic community amenities, including:

Parking around Big Bear Resort is generally available, but it can feel a bit tight — kind of like city parking, especially during busier times. Each unit is allowed one parking spot in the lot at the bottom of the hill. The spots aren’t assigned, but there’s usually enough for everyone staying in the complex.
If you have more than one vehicle, there’s “Excess Parking” nearby, plus a few extra spots in front of and behind the condo buildings up the hill. No trailers or motorhomes unless they can fully fit into a standard-sized parking space.
The neighborhood is a fantastic blend of convenience, mountain charm, and resort-style amenities. Located within Big Bear Resort, this area is perfect for those looking to enjoy the best of Pigeon Forge while still having a peaceful retreat in the Smoky Mountains.

The drive is easy — just a half mile off the Parkway in a developed area. Unlike remote cabins with steep, winding roads, this location is much more accessible. The only challenge is a steep switchback at the neighborhood entrance, but most cars handle it fine. In icy conditions, it could be tricky until plows have salted the road.
We give our guests space – but we are available whenever you need us. We are available Monday – Sunday 9 AM – 9 PM via Airbnb Messenger. Your privacy and comfort is our highest priority!
We have some very basic house rules that we ask that you abide by during your stay. These rules are meant for you to review before your stay and are simple. Best case scenario, we (your hosts) do not make have to make reference to any of rules during your stay 🙂
If any of the house rules are broken, we have the right to ask you to leave without a refund.
The Basics:
1.) Occupants – All booking guests must be 25+ (with the exception of children accompanied by their parents). For this listing, no more than 4 guests (including children) may be at the property. Please list all guests on the guest list – any guest not on the list will be your responsibility, not ours. If you are bringing more, you will be asked to leave without refund and/or charged an extra $25/night.
2.) Check In and Check out – Check-in time is any time after 4pm and check-out time is at 10am. No exceptions. Before you leave we ask that you do a couple simple things! (1) empty the refrigerator and dispose items into the trash (2) load all dishes into the dishwasher and run it (3) leave any used beds unmade (4) and place towels on the floor (not in the bathtub) of the bathrooms and (5) gather all your belongings!
3.) Parking – Parking is limited to 1 vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
4.) Housekeeping – There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the units. Check-Out is at 10 am to allow our housekeepers time to clean the cabin.
5.) Security – Please lock all doors and all windows upon departure and throughout your stay. Our cabin is in a very safe area, but please stay cautious.
6.) Garbage – Any garbage must be stowed in the proper bear-proof garbage receptacle, located near the driveway.
7.) Hot Tub – The hot tub is one of the best features of the property! But, it does come with a few rules: (1) No children under the age of 18 are permitted in the hot tub without adult supervision (2) DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement. (3) When not using the hot tub, leave the cover on so it stays warm.
The “Don’t Be a Jerk” Rules:
1.) Smoking – Smoking is NOT allowed and drugs of any kind are NOT permitted
2.) Noise – Please be kind to your neighbors. The cabin neighborhood has Code-enforced quiet hours from 10:00 p.m. – 8:00 a.m. If you plan to party do not book this chalet. It is our home and we ask you treat it with respect.
3.) Don’t break or steal stuff – Keep the property and all furnishings in good order, removing any items from the chalet including living and kitchen furnishings is not permitted.
4.) Don’t try anything stupid – Only use appliances for their intended uses
5.) Pets – We love pets! Sadly, they are NOT allowed at our property.
6.) Toilets – No feminine products should be flushed at any time. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages of up to $1000.
Other:
1.) Storms – No refunds will be given for storms. [Mountain roads can be curvy and steep. We highly recommend a four-wheel-drive vehicle during the snow months. We do not refund due to road conditions, Natural disasters, or acts of god.
2.) Lost items – Any items left behind are not the responsibility of the host. If the item is found we have a $50 plus shipping returned item fee.
The Legal Stuff:
1.) All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
2.) Any damage to any items in the chalet including couches, chairs, tables, TVs, pool table, beds, sheets, towels, pillows, etc, are the responsibility of the renter. Every item will be looked at before arrival and after departure. If you cause damage, notify the owner immediately. We will find it and charge you regardless. It is our home. Treat it as if it were your own. Failure to comply with the above rules will result in non-return of security deposit and possible additional charges. Booking through VRBO or Airbnb assigns your consent to all listed under “House Rules”
3.) WAIVER OF LIABILITY: This cabin is remotely located in open country with streams, ditches, ponds, swimming pool and other potential water hazards. There are many things for which we advise caution, as we cannot control every element on the ranch. By accepting the house rules, you are accepting that you will not make a claim against or sue the Owners or employees, family or related entities, for any bodily injury, death or property damage. You also understand that this is a release of Owner and agents from any and all liability with respect to any claims brought by invitees for damage or injury.
